Germasogeia and Agios Tychonas: an owner's guide
All four Simplicity residences stand in two neighbourhoods on Limassol's eastern coast: Germasogeia for Simplicity 1, 2 and 3, and Agios Tychonas for Simplicity 4. If you have ever asked a Limassol agent for somewhere near the sea, quiet, but ten minutes from everything, these are the two names they answered with.
Germasogeia
Germasogeia runs from the tourist seafront up into a real village, and the residential band between them is where its appeal lives: supermarkets, pharmacies, schools and the Dasoudi eucalyptus beach within a few minutes, and the motorway junction close enough that the airport run is under forty minutes. It is Limassol's most established address for coastal apartments, liquid to rent and liquid to resell.
Simplicity 1 and 2 are delivered here, and Simplicity 3's eighteen sea-view apartments are under construction in the same streetscape.
Agios Tychonas
East of Germasogeia, Agios Tychonas is quieter money: villa plots on the hill between the old village and the sea, the ancient ruins of Amathus on the shore, and Limassol's five-star hotel strip along its coast. It is the neighbourhood buyers choose for privacy, which is why Simplicity 4 is four independent villas with private pools rather than an apartment building.
The ten-minute life
From either neighbourhood: the beach in walking distance or a few minutes' drive, the marina and old town in about fifteen, private English-language schools and the general hospital inside twenty, and Larnaca airport in roughly forty-five. Limassol is a city you can hold in one hand. That, more than any single amenity, is what owners say they bought.
