Start with the home you need and the journeys you make each week. GODM’s Simplicity 1, 2 and 3 are in Germasogeia; Simplicity 4 is in Agios Tychonas. This guide compares those choices, not every street or property in either area.

Germasogeia: compare the apartment options

Simplicity 1 and 2 are completed residences; Simplicity 3 is under construction. Compare the particular apartment’s floor, orientation, covered area, balcony, parking and storage. Check the view from that unit rather than assuming all apartments have the same outlook.

If you want to inspect a finished building, start with Simplicity 2. If you are considering a home under construction, review Simplicity 3’s individual plans and ask for its current specification and delivery terms.

Agios Tychonas: consider a villa

Simplicity 4 offers villas in Agios Tychonas. Compare private outside space, pool and garden upkeep, parking and the proposed layout with your apartment shortlist. Ask for the specification and maintenance responsibilities of the exact villa.

Plan a useful viewing

Check the exact property location and test your routes to work, school, shops and the beach at the times you would use them. Walking access, gradients and driving times vary by address and traffic; a neighbourhood name does not establish a journey time.

Bring a short list: preferred home type, bedrooms, budget, moving date and any access requirements. Ask GODM to match those needs to current availability. If rental income matters, obtain a separate assessment of rent, costs and vacancy risk; location alone does not guarantee demand or resale liquidity.
