Buying off-plan in Limassol: how it works

Off-plan means buying a residence before it is finished, from the architects' drawings, while the building is under construction. It is the normal way new developments sell in Limassol, and it is how Simplicity 3 and Simplicity 4 are selling now.

Why buyers choose off-plan

Price and choice. Off-plan prices are set before the building exists and typically rise as construction progresses and units sell. The earliest buyers choose the best floors and orientations. Payment follows a schedule tied to construction stages rather than one lump sum, which suits buyers moving money internationally.

The stages

First, reservation: a unit is held against a reservation fee while contracts are prepared. Second, the contract of sale: your lawyer reviews it, you sign, and the contract is deposited at the Land Registry. From that moment Cyprus's specific performance law protects your right to that specific apartment. Third, staged payments as construction milestones complete. Fourth, delivery: snagging, handover of keys, utilities in your name. Title deeds follow after the authorities issue the building's final approvals.

The question to always ask

Ask what the developer has already delivered, and go stand in it. A drawing shows intent; a delivered building shows practice. The gap between the two is where off-plan disappointment lives: materials swapped, balconies narrowed, common areas cheapened.

When do I pay when buying off-plan?

Payments follow the contract's schedule, typically a deposit at signing and instalments tied to construction milestones, with the balance at delivery. The exact schedule is agreed in the contract of sale.
